About Marlow Burns Tract
The Marlow Burns Tract is the origin story of Westchester itself: in the late 1930s, Fritz Burns and Fred W. Marlow built a tract of inexpensive prefabricated single-family homes on a former hog farm at Manchester Avenue and Sepulveda Boulevard, for working-class aviation workers, expanding through the Second World War into a planned community of 10,000. This is the only Westchester pocket where the phrase original Westchester is historically accurate.

Homes and roofs here
No platted boundary for the tract was verified in the research, so this page draws no boundary map and uses around Manchester and Sepulveda language throughout. The street-corner anchor is the Imperial Bank horse sculpture by Millard Sheets (1975) at Manchester and Sepulveda — a landmark, not a roofing feature.
Roofing for Marlow Burns Tract
The roofing angle is prefabrication plus eighty years of additions. These homes carry the highest likelihood in Westchester of multiple roof layers, mixed decking — including spaced sheathing under later coverings, verified per roof and never assumed — and non-original additions whose flashing details fail first. A Marlow Burns roof is read layer by layer before any recommendation, because what is under the covering matters more here than anywhere else in the neighbourhood.

How we execute roofing work in the Marlow Burns Tract
Every job is planned around the roof that is actually there, not a generic template: its age, its covering, its junctions, and its access.
Coastal postwar stock
A 1940s–1950s tract build-out, now on its second or third covering, sitting near LAX on a dune-sand bluff plateau, where salt air and winter rain do the ageing.
Permits per address
Permit authority is confirmed for the address before work starts. Westchester addresses in the City of Los Angeles run through LADBS; adjacent-city pages state their own authority where it differs.
Staging and access
Staging, boom-truck limits, and roof-to-grade drainage are confirmed for the specific address before work starts, so access problems are planned rather than discovered on the day.
Roof problems we fix in Westchester
Brown ceiling stain after a hard rain
Winter rain after a dry summer finds sealants that cracked in the heat and flashing that shifted. The stain rarely sits below the entry point, so the visit traces the water along decking and framing first.
Missing or lifted shingles after wind
Coastal wind lifts shingles at ridges, hips, eaves, and rakes. Lifted, creased, and missing pieces are replaced and matched to the existing roof where the profile is still available.
Gutters overflowing and staining the siding
Overflowing gutters push water back under the roof edge and down the siding. Clearing, re-pitching, and discharge correction come before any covering work that the overflow has damaged.
Attic heat and moisture
Blocked or one-sided attic ventilation traps heat and moisture, which ages decking and underlayment from below. Intake and exhaust are corrected as a balanced system, not by adding a vent at random.
What roofing in the Marlow Burns Tract costs in Westchester
No firm price for a specific roof is quoted on this site. Dated Los Angeles market data, dated October 2026 and labelled as market data, is reported in the cost blog post — never as this business’s price. A firm price for a specific roof comes from inspecting that roof.
Roof replacement cost in Westchester: what homeowners actually pay (dated Los Angeles market data only).
Size and scope of the work
A single pipe boot or a handful of shingles is a different scope from a valley rebuild or a full tear-off. The visit measures what is actually failing before any scope is set.
Pitch, access, and staging
Steep slopes, second stories, bluff-edge staging, and limited ladder access change how long a job takes to set up and complete safely.
Material and matching
Covering type, flashing metal, and whether a discontinued profile can still be matched all change the scope — and a match that cannot be sourced is said plainly before work starts.
